RULES AND REGULATIONS-TERMS OF SERVICE AT CARL'S CABINS
1. ARRIVAL time is 4:00 pm | DEPARTURE time is 11:00 am If your cabin is ready before 4:00 pm, you may be allowed to check in early. If you need a late check out, please call Laura at 701-567-3285. We will do our best to try to honor your request. We ask if you plan to leave prior to your scheduled departure date, please let Laura know.
2. MAXIMUM OCCUPANCY: There is an advertised maximum occupancy for each of the cabins. You may not exceed the stated occupancy for each cabin.
3. PETS: No animals other than dogs are allowed in the Cabins. Dogs are welcomed guests in our cabins for an extra fee of $25.00 per dog. Please keep them off the furniture or the beds. There is a $250.00 cleaning fee per any unreported dogs entering the cabins or Carl’s Place. Owners are expected to clean up after their dogs.
4. NO SMOKING: Smoking is strictly forbidden in the cabin. There is a $500.00 cleaning fee for smoking inside the cabins. Our designated smoking area is in front of the large garage doors. Please depose of cigarettes butts in cigarette butt container located in the designated smoking area.
5. DRESSING OR CLEANING WILDLIFE: Cleaning any fish, game or wildlife inside the cabins are prohibited. There is a $500.00 cleaning fee for cleaning fish, game or wildlife inside the cabins. There are designated outdoor areas.
6. USE RESTRICTIONS: Rental of your cabin is limited to use by the group that reserved the cabin. Carl’s Place is open to all guests staying at the cabins.
7. PAYMENTS: Rates are subject to change until a reservation is confirmed. An auto summary of the total payment due for your stay is provided as part of the reservation request. A deposit of one-half the total charge will be charged at the time of the reservation and the remaining balance will be charged up to 7 days prior check-in.
8. NO DAILY MAID SERVICE: Linens and bath towels are included in each cabin, but daily maid service, fresh towels or linens are not provided. Please contact Laura if you need fresh towels or linens. You will be charged $15.00 per towel, $40.00 per linen and $50.00 per pillow for any missing or stained from misuse.
9. MAINTENANCE: We strive to ensure all facilities are in good repair and everything is in working order, however, there may be an occasion when an amenity is unavailable, is out of order, or breaks down during occupancy. We will do our best to make repairs or replacements or other accommodations, but if none is reasonably possible due to time or availability of parts or service, we cannot guarantee these items and will not make refunds based on malfunctions.
10. DAMAGE: We know accidents can happen sometimes. Please report any accidental damage or breakage in a timely manner, especially before check-out.
11. ENTRY, INSPECTION or EVICTION: Owner/Manager will have the right to enter any Cabin or Room (a) in case of an emergency, (b) to make necessary or agreed repairs, alterations, improvements, supply necessary or agreed services, (c) when a guest has abandoned or left the premises or (d) when eviction is necessary due to breach of contract. In the case of (b), entry may only be made during normal business hours and with prior notice to the guest. In the case of (d), ALL guests and their guests must vacate the Cabin or Room within 60 minutes of the agent’s arrival to notify of eviction. If guests or their guests are present when agent arrives, up to 60 minutes will be allotted to immediately remove all personal property and exit the rental property. If guests and/or their guests are not present or personal property is not removed within 60 minutes, the agent will photograph, inventory and store said property. Charges excess of the eviction fee may apply if items are required to be removed by the agent. The primary guest must claim any stored personal property within 30 days. If not claimed, the personal property will be sold or donated.
12. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WINTER CONDITIONS: Guests are notified our property is in a location where winter conditions may apply. Walkways, driveways, sidewalks, stairs, etc. may be slippery due to ice and snow. These areas may be slippery even when they do not appear to be. Please step carefully on all outdoor surfaces.
14. INDEMNIFICATION: We are not responsible for any accidents, injuries or illness that occur while on the property or in the buildings unless such accident, injury or illness is the direct result of gross negligence or misconduct by the owner/manager. We are not responsible for the loss of personal belongings or valuables of the guests or their guests. By placing your reservation, all guest(s) acknowledge and agree they are expressly assuming the risk of any harm, known or unknown, to themselves or other whom they invite onto the property or in the buildings arising from the use of the property or buildings. Guest shall indemnify and hold harmless the property owner and their agents, employees and/or representatives from all damages, known or unknown, injuries, claims, costs and expenses related to any acts or omissions occurring in, on or about the property, or arising out of or in any way related to this agreement or the rental, use or occupancy of the property, facilities or buildings.
15. NO ILLEGAL ACTS: Guest shall comply with all statutes, ordinances, and requirements of all municipal, state and federal authorities.
16. BE A GOOD NEIGHBOR. Some neighbors to this property are permanent residents. We ask that the peace and privacy of any of the neighbors be respected. Law enforcement may be called and could result in eviction from the premises without notice and without refund of any deposits or rents.
17. NO WAIVER: Failure of Owner/Manager to enforce any provision of this agreement will not be deemed a waiver.
By placing a reservation, ALL terms and conditions of this agreement are deemed accepted and receipt of the information is acknowledged.
